Most people assume the answer is straightforward, just look at recent sales in the neighbourhood and price accordingly. And while those numbers are important, they’re only part of the story.
The truth is, pricing a home requires much more strategy.

Recently, we worked with sellers where we carefully prepared a pricing plan based on comparable sales and current listings. At first, we had a higher price in mind. But just days before going to market, a new competing property came up, one that was in better condition and offered more value to buyers.
That changed everything.

We quickly adjusted our pricing strategy. And instead of hurting the result, it actually worked in our favour. The home received multiple offers and sold over asking within a week. Why? Because the right price attracts the right attention and sometimes, the market will push the price higher when the strategy is right.
